Addendum: 8th September, 2011. Please note since this post, this property has now sold at auction for NZ$1.34 Million.
Duncan and Andrea Ritchie are Real estate Agents for Bayleys in Auckland. I keep up to date with their properties by the Metro Living email I receive from Andrea of latest listings and recent sales. As a buyer it can be very frustrating not knowing the sale prices of property around Auckland without having to specifically phone about a property, especially now that more and more people are selling by auction. The Metro Living newsletter actually gives the price of recent sales which is very helpful to the prospective buyer.

Today’s property is in Ardmore Road, Herne Bay, Auckland. Herne Bay being a prestigious area in Auckland with a mix of large historic homes, smaller villas and some modern architectural homes. A great place to live as only a short drive to the city or short walk to the café's on Jervois Road. Apparently "Whale Rider" author Witi Ihimaera drew inspriation to write while working in the vine covered studio at the back of this property.
Typical Villa exterior with beautiful, original ornate fretwork surrounding the verandah
The front of the villa is beautifully landscaped complimenting it's architecture and allowing privacy but enhancing street appeal. I love the gated entrance and buxus.
The rear studio where Witi Ihimaera drew inspiration to write Whale Rider.
What a great outdoor entertaining area. Easy to keep clean stone flooring and a wonderful outdoor fireplace allowing all year round entertaining.
Dining area with view to outdoor entertaining area
Open plan dining/kitchen area. I adore the chandelier!
The kitchen is compact with more than adequate storage and the cabinets compliment the era of the property. I particularly love the richness of the wooden floor.
The living area has more of a "contemporary" feel to it. Lots of light from the wide windows looking out towards the garden area.
The lovely wide hallway with its beautifully polished wood flooring and panelled wood ceiling, typical of the era.
Master bedroom with original fire surround, panelled ceiling and lead light windows.
Beautifully appointed bathroom with claw foot bath. I particularly love the restful colours and eclectic look which still evokes a traditional feeling.
Bedroom 2, soft pastel colours and lovely wall art that compliments the hedges peeping through the window.
